Making a Reservation

Reserving your stay at Aspen Brook is easy! Contact our office, either by phone or email, to discuss the home options available for the dates of your visit.  Aspen Brook has eleven unique homes, each with different offerings. We’ll help pair your vacation home needs with the home that is right for you.  Once we match your dates to the perfect home, we reserve your stay with a 50% deposit. Full payment is due 30 days prior to your stay.  Please see the information in Large Group Reservations section for additional information about renting more than one home at Aspen Brook.

Check-in is between 3 p.m. and 6 p.m. mountain time. In consideration of other guests and residents, there is no check-in after 9 p.m. Any check-in after 6 p.m. is by appointment with our office staff. Check-out is always 10 a.m. unless a later departure has been pre-arranged.


Wireless Internet and Phone Service

Each Aspen Brook home is equipped with wireless internet service. Aspen Brook’s peaceful setting and proximity to the national park is one of its best features. That being said, often cellular phone service can be intermittent. Each home has a land-line to use for local calls.  Our staff is also happy to help you with any of your communication needs.


Cancellation Policy

Many of our return guests make reservations a year or more in advance of their stay. In Peak Seasons we often turn away requests for reservations.  As a result, our cancellation policy is written to discourage those who would make a reservation without being completely committed to honoring their contract with us. If you believe your plans may change, we highly recommend trip insurance. Seasons

Estes Park and Rocky Mountain National Park are great places in any season. Summer is busiest offering high-mountain trails for hiking, a lush tundra teeming with wildlife, and “only in summer” opportunities like driving Old Fall River Road. Spring and fall are becoming very popular because of the many options available for hiking, snowshoeing, and wildlife viewing without the crowds of summer.  Winter is pristine.  It’s quiet and beautiful with special opportunities to view the national park in ways that only the winter season can offer.  Snowshoe over a frozen lake and take in views that can’t be seen in summer. Try a pair of cross-country skis and pack a lunch, or take the kids to Hidden Valley for a day of sledding. The sun is invigorating and warm even in winter. You can always sit by a fire in your Aspen Brook home and enjoy the peace and quiet of the mountains. You’ll find Estes Park restaurants and shops open and very accommodating year ‘round. Aspen Brook has special rates for all four seasons.

Rental Information

Aspen Brook is a planned development with a Homeowner’s Association and many permanent residents. This affords the privacy and quiet setting of each Aspen Brook home.  All HOA rules and regulations must be observed by everyone, including Aspen Brook Vacation Home guests.

We rent our vacation homes with the expectation that they will be cared for as if you were a guest in a friend’s home. Smoking is not permitted inside the homes or anywhere on Aspen Brook’s property. You are responsible to notify everyone in your party of this very important rule.

Each home rented at Aspen Brook is a privately owned second home. The décor, furnishings and amenities are a reflection of the owner’s taste and the type of vacation setting they prefer. Based on our conversation with you when making your reservation, we do our best to match needs and requests with the most appropriate home.

You will find all of our Aspen Brook homes furnished with sheets, bedding, towels, table service for the number of people permitted in the home, pots, pans and all appliances you would expect in a fully equipped kitchen. Because each home is outfitted by the homeowner, we are not able to add to the furnishings. If there is something necessary for your stay with us, we’ll do our best to accommodate your request.

All homes have at least three bedrooms, two bathrooms, a fireplace, washer/dryer, and a complete kitchen with refrigerator, oven, microwave and dishwasher. Every home is also equipped with WiFi, cable TV and a DVD player.  There is also a deck with gas grill for year ‘round use at each home.  The Hibner Cabin is an exception to the above - offering one bathroom and closed for the winter months.

Some of our larger homes can accommodate more people, have more bedrooms and bathrooms, and offer additional amenities such as whirlpool tubs, garages, additional fireplaces, and riverside locations or high mountain views.

The community of Aspen Brook offers a picnic and recreation area. The use of this area is for Aspen Brook guests staying on property. You will find a stone charcoal grill, picnic tables, children’s playground and a well maintained campfire pit. You can reserve the campfire pit/playground-picnic area through our office if you prefer to have the privacy of only your group using the area for an evening between 6 pm and 9 pm.  The playground and picnic areas are open 9 am to 6 pm for all residents and guests to enjoy.

Meandering through Aspen Brook’s property is the Big Thompson River. You can fish this section of the "stocked" river while staying at Aspen Brook. With the border of Rocky Mountain National Park right across the road, there are miles of hiking trails just moments away! Stop by the office for more information about access to those trails, fishing information and other “Things to Do”.

Aspen Brook Vacation Homes, LLC., is the agent for the individual (Homeowner) who owns the home you rent at Aspen Brook.  As the agent of the Homeowner, we have duties to represent the Homeowner in accordance with the terms of a Property Management Agreement that exists between Aspen Brook Vacation Homes, Inc. and the Homeowner.

Rules as Required by Restrictive Covenants

  1. Smoking and Pets are not allowed on Aspen Brook property
  2. Fireworks and Firearms in any form are not permitted
  3. Posted 15 MPH speed limit must be obeyed
  4. Destruction of trees, plants, or animals is not permitted. You may not pick wildflowers – it is against the law
  5. Each home has two parking spaces. If you need additional parking, see the Aspen Brook office for additional parking areas.
  6. Garage doors must remain closed at all times – unless moving a vehicle in or out
  7. Turn off exterior lights after use. Homes are in close proximity and lights left on can impact others
  8. Quiet hours are 9:30 pm to 8 am
  9. No camping on Aspen Brook property
  10. Loud music or activities that interfere with other homeowners or guests are not permitted
  11. Nothing may be attached or erected outside the Home including decorations, signs, banners or clotheslines.
  12. Guests and their children must stay on the roads of Aspen Brook and not cut through homeowners’ yards
  13. Motorcycles, ATV’s, snowmobiles, campers, mobile/motor homes, trailers, etc. may not be parked or driven at  Aspen Brook
  14. The Playground area is open from 9 a.m. to 9:30 p.m. Use at your own risk. Children must be accompanied by an adult. This applies to the river area as well. The river can be extremely dangerous and posted rules must be obeyed
  15. The Fire Pit area may be reserved by Aspen Brook guests at our office. Fire Pit hours are 6 pm to 9:30 pm and is reserved on a “first come first served” basis. After enjoying your campfire, extinguish the fire completely and remove all trash from the area. Fire pit use is subject to a country fire ban
